The Canadian real estate market is claiming that foreign buyers is a playing a large role in the current escalating prices. You can even see it here in Burlington. With so many foreign investors going into bidding wars in Toronto, the sellers are taking their money and overbidding in Mississauga, Oakville and Burlington. It’s almost rare now to see a home and make up an offer and get it accepted without competing against several other salespeople and their buyers.

And the people I work with, especially first time home buyers are really starting to feel the pressure of paying too much. But the banks continue to keep the rates down and place these kids in a situation that if the market takes a dive…so will they.

The real reason why markets grow is the availability of our land. As we grow as a country, city or township everyone wants to live in the popular places. And this surge of buyers is creating an absolute frenzy of overbidding on our properties.

The problem our governments now face is how are they going to respond with the obvious surges in real estate values that overseas money is doing to our Canadian real estate markets. Over in Vancouver the prices have hit such ridiculous levels that they might exercise increased tax and restrictions to the properties the foreign investors are buying!

As a Realtor in Burlington my biggest concern is how the governments are going to slow this market down and give everyone a fairly reasonable soft landing. But if they let this bubble burst, there will be some really hard years coming up for everyone but especially the first time home buyers because their newly bought properties haven’t had the chance to increase which will place them in more debt than ever before.
